Signed in 2026, the Law of the Republic of Kazakhstan No. 286-VIII "On the Status of the City of Alatau" became a catalyst for the development of the RWA (Real World Assets) market in Central Asia. This regime allows testing innovative financial technologies in a controlled environment (a "sandbox"), bypassing lengthy bureaucratic approvals.
Investor Protection Architecture
Real estate tokenization is fundamentally different from investing in memecoins or unbacked tokens. A digital financial asset (DFA) within the Alatau project is a legally binding contract tied to square meters.
- Smart SPV (Special Purpose Vehicle): A separate LLP is created for each commercial or residential real estate property. The shares of this LLP are tokenized on the blockchain. By purchasing a token, the investor essentially becomes a co-owner of the business that owns the building.

The mechanism applied in Alatau is largely inspired by the successful experience of Dubai. In 2022, the Dubai Land Department, together with private partners, launched a pilot project for the tokenization of commercial real estate. The results exceeded all expectations: in 11 months, over .5 billion of foreign investments were attracted, and the average deal closing time was reduced from several weeks to 2 minutes. Alatau has every chance to become the Dubai of Central Asia, attracting institutional capital through transparent and legitimate DFA instruments.
